The Department of Veterans Affairs desires to lease maximum of 9,999 ABOA/net usable square feet (NUSF) in Duval County, Florida for use as an As-built clinic for the Malcolm Randall VA Medical Center. The space must be Class A medical space on no higher than the first floor and can be provided by minimal modification of existing space. On-site dedicated specifically to the government parking spaces for at least 80 vehicles is required to include designated handicapped spaces. Documentation evidencing that the proposed property is outside the 100-year flood plain must be provided. A lease for up to 2 years, with termination rights after the first-year firm term will be considered.
The above requirements must be satisfied in order to submit a proposal. If any of the above requirements are not met, your proposal will be considered non-responsive and will not be accepted. Proposals are due on or before March 22, 2021 at 4:30pm EST. The HUBZone Act will apply.
Space within or fronting on the following boundaries will be considered:
North: County Road 103
South: Intersection of I-295 and U.S. 17
East: 733 Ocean Front
West: Bulls Bay Highway
Expressions of interest shall include the following:
Building name, address and age
Location of the available space within the building
Rentable Square Feet (RSF) available and expected rental rate per RSF
ABOA/Net Usable Square Feet (NUSF) to be offered and expected rental rate per NUSF
Building ownership information
Amount of parking available on-site; include its cost and indicate whether the expected rental rate includes such required for Government parking (if applicable).
Date of space availability
Energy efficiency and renewable feature existing within the building
