This Amendment is to relocate the additional requirements in section 1.02 of the RLP to Section 4.03 of RLP The Response due date remains the same. _____________________________________________________________________ AWARD BASED ON PRICE (SIMPLIFIED) (JUN 2012) A. The Government reserves the right to make an award based upon initial offers.  The Lease will be awarded to the responsible Offeror whose offer conforms to the requirements of this RLP and the lease documents and is the lowest priced technically acceptable offer submitted. B. The proposals will be evaluated for technical acceptance based on a series of Go/No-Go Sub-Factors that will be given a pass/fail rating based on submitted deliverables as follows: 1. Factor 1 Technical Requirements a. Sub-Factor 1: Space shall measure between 6,000 NUSF up to 6,300 NUSF b. Sub-Factor 2: Space shall be on the same floor and contiguous c. Sub-Factor 3: Space shall be ready occupancy no later than 5/1/2023 d. Sub-Factor 4: Space shall have a minimum of 16 Exam Rooms with sinks e. Sub-Factor 5: Exam rooms shall have a minimum of 100SF/ 10 x10 each f. Sub-Factor 6: Space shall have a reception area with a minimum of 100SF g. Sub-Factor 7: Space shall have a waiting room a minimum of 300SF h. Sub-Factor 8: Space shall have a dedicated server/IT room with a minimum of 10 x 10 secured space with a minimum of 100 NUSF ceiling shall be a minimum of 9ft above finish floor. i. Sub-Factor 9: IT room shall include a separate HVAC cooling system for 24/7 coverage. j. Sub-Factor 10: Space shall have two storage rooms with a minimum of 100 NUSF k. Sub-Factor 11: Space shall have a minimum of 6 bathrooms and at least 5 of them need to be ADA compliant. m. Sub-Factor 12: Space shall have been built or renovated from the year 2018 or later n. Sub-Factor 13: Rooms with sinks shall have Vinyl Composite Tile (VCT) or similar hard surface flooring. 2. Factor 2 Price The lowest evaluated price will be calculated adding the proposed rental cost for the entire duration of the lease plus the cost of tenant improvements (if any). Selection will be made based on the lowest priced offer. Refer to the "Present Value Price Evaluation (Simplified)" paragraph in this section of the RLP. The government reserves the right to evaluate offers from the lowest price upward until a technically acceptable offer is received. If an offer contains terms taking exception to or modifying any Lease provision, the Government will not be under any obligation to award a Lease in response to that offer.
