The total requirement of this leasing procurement can be satisfied at their present location, 3039 Amwiler Road, Atlanta, Georgia 30360, through their current lessor, Vining Investment Properties, LP, for approximately 45,800 BOMA usable square feet which equates to 52,670 rentable square feet of office, conference room and training rooms, warehouse and storage space with fifty-four surface parking spaces through a succeeding lease, unless there is an alternate location of equal size and quality at an economic advantage to the Government including all tenant improvement costs. City Center of Neighborhood: Offerors should consider the costs for relocation, telecommunications and tenant improvements. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. Required: All services, supplies, utilities and tenant improvements to be provided as part of the rental consideration. Location: Bounded on the North by Peachtree Industrial Boulevard, East by Jones Mill Road, South by Buford Highway and West by Oakcliff Road.
