The VA currently leases 9,981 net usable square feet (NUSF) of space at 1515 E. Silver Springs Blvd, Ocala, Florida as a Community Based Out-Patient Clinic. The VA intends to continue occupancy in this location in accordance with GSAR 570.403 Expansion Requests. However, the VA is conducting competition for expansion space and will relocate if potential offers can show the cost advantages of relocation to the Government. The cost of moving, alterations, and other factors will be considered when determining whether to relocate. Offered space must be on one-contiguous floor, and shall provide a minimum of 12,419 NUSF space. On-site parking for 25 vehicles is required, of which at least 5 spaces must be ADA compliant. A full service lease for up to 10 years will be considered (5 year firm term). Occupancy is required by October 1, 2013. Proposed property shall not be located within the 100-year flood plain. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. To be considered, space must be within or bordering/facing the delineated area as follows: North to NE 42nd St. South to SE 38th St. East to SE 58th Ave. West to NW 27th Ave. To be included in initial considerations, interested offerors shall address ALL of the following when responding to this advertisement/announcement. Do not submit response in binder, spiral format, etc. Submit proposal on plain bond paper only not more than (ten) pages in length: 1. Proposed property address and map showing property within the delineated area. 2. Name, phone number and e-mail address of property owner. Note: if responding and you are not the property owner, i.e. broker, provide written statement from property owner (owner letterhead) authorizing you to represent the owner. 3. Documentation evidencing that proposed property is outside the 100-year flood plain. 4. Documentation delineating the cost advantages to the Government for relocating to proposed space. 5. Documentation delineating offeror's ability to meet all the Government's requirements identified in this advertisement/announcement. 6. Amount of space offered. Note: the minimum acceptable is 12,419. 7. Cost, i.e. $/NUSF. Identify base rent cost figure and operating cost figure. Together, these figures equal the total NUSF cost. 8. Number of parking spaces. Note: the above figures are minimums-there is no maximum. 9. Date space is available. 10. Other pertinent information. VA staff will conduct a market survey of properties meeting the above requirements.
