X---Oakwood, GA Department of Veterans Affairs (VA) Seeks Expressions of Interest for Lease Space General Information Document type: Presolicitation Notice Solicitation Number: VA-101-09-RP-0220 Posted Date: July 31, 2009 Original Response Date: August 24, 2009 Classification Code: X-Lease or rental of facilities Set Aside: N/A Contracting Office Address Department of Veterans Affairs, Office of Construction & Facilities Management (00CFM3C), 811 Vermont Avenue, NW, Room 419, Washington, DC 20420 Description: VA seeks to lease approximately 16,397 BOMA usable square feet of contiguous space for a Community Based Outpatient Clinic (CBOC) in Oakwood, GA. The offered space shall be contiguous and on no more than (2) floors. A lease term up to 20-years may be required. The Government requires a minimum of 200 parking spaces. Space must be located within the following delineated area: North: Dawsonville Highway/John W. Morrow Parkway/Queen City Parkway to intersection of Interstate 985 East: Interstate 985 South: Intersection of McEver Road and Lights Ferry Road West: McEver Road/Route 53 Buildings (existing or new construction) offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal, GSA, VA, State, and Local codes and regulations including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing and should include: (1) Building name; (2) Address and age; (3) Total square footage available (ANSI/BOMA) office rentable and usable; (4) Date of space availability to commence tenant improvements; (5) Proposed rental rate per ANSI/BOMA office rentable square foot (indicate core factor); CAD as built floor plans identifying the space offered; (6) Parking ratios; (7) Loading dock specifications; (8) Proximity to public transportation; and (9) Information on building ownership. Note: The Government will pay no more than the appraised fair market rental value for space.
