SEEKS EXPRESSIONS OF INTEREST FOR LEASE SPACE
VA seeks to lease approximately 16,397 BOMA usable square feet of contiguous space for a Community Based Outpatient Clinic (CBOC) in Oakwood, GA. The offered space shall be contiguous and on one (1) floor. A lease term up to 20-years may be required. The government requires a minimum of 200 parking spaces. Estimated occupancy date is no later than September 1, 2012.
Space must be located within the delineated area:
North: Dawson Highway/John Morrow Parkway/Queen City Parkway to intersection of I-985.
South: Intersection of McEver Road and Lights Ferry Road
East: I-985
West: McEver Road/Route 53
Buildings (existing or new construction) offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal, GSA, VA, State, and Local codes and regulations including, but not limited to fire and life safety, physical security, energy efficiency, accessibility, OSHA, and seismic protection.
Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA) office rentable and usable; date of space availability to commence tenant improvements; CAD ââ¬Åas builtââ¬ï¿½ floor plans identifying the space offered; parking ratioââ¬â¢s; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The Government will pay no more than the appraised fair market rental value for space. Usable square feet do not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code).
