Murfreesboro, TN The Department of Veterans Affairs Seeks Expressions of Interest for 78,025 Net Usable Square Feet of Warehouse Space in Murfreesboro, TN Contracting Office Address Department of Veterans Affairs, Office of Construction & Facilities Management (00CFM3C), 811 Vermont Avenue, NW, Room 419, Washington, DC 20420 Description: The Department of Veterans Affairs is seeking to lease 78,025 net usable square feet of light industrial/warehouse space for use as a Pharmaceutical Distribution Center. The building/space must be on a single floor, contiguous, with an open floor plan, and can be provided by new construction or modification of existing space. The building must be constructed of masonry or concrete. Steel buildings are not acceptable. On-site parking for 160 vehicles is required. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The building must meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. The building and parking area must be fully accessible meeting all requirements of Architectural Barriers Act Accessibility Standards (ABAAS). Location: The space must be located within the following delineated area: Northern Border: US Hwy 70 & SR 141 between SR 171 on the west and SR 53 on the east. Eastern Border: SR 53 & SR-26 & SR-1 between SR 141 on the north and SR 280 on the south. Southern Border: Proceed west on SR-280 to Northwest on US-41 to Southwest on SR-64 to west on SR-82 between US Hwy 231 on the west and SR 53 on the east. Western Border: Proceed North on US Hwy 231 to NW on I-24 to NE on Bell Road to East along Arbor Lake Blvd to North on Old Hickory Blvd (SR-24) to East on SR-265 to North on SR-171 between US Hwy 70 on the north and SR 82 on the south. Offerors must provide evidence that properties are outside the 100-year flood plain. Lease Term: 20 years firm as a full service lease. Availability: The estimated occupancy date is October 2011. EXPRESSIONS SHOULD INCLUDE THE FOLLOWING INFORMATION AND MUST BE RECEIVED IN WRITING NO LATER THAN July 10, 2009, 5:00 pm. 1. Building name or development site, address, age of building and owner. 2. Total net usable square feet, existing or proposed. 3. Rental rate 4. Scaled building plans and site drawings, which detail the number of parking spaces. 5. All public utilities must be connected to the site. Note: The government will pay no more than the appraised fair market rental value for space.
