Advertisement Expression of Interest Sought The Department of Veterans Affairs (VA) currently desires to approximately 23,650 rentable square feet to yield a minimum of 17,519 net usable square feet of space in Macon, GA area for a New VA Clinic. The space can be provided by new construction or modification of suitable existing space. The VA seeks a full-service lease (i.e. all utility, janitorial services, taxes and maintenance costs are to be included in the lease rate). The offered building must be located within the delineated area following boundaries: The building/space must be located - Within 3 miles north of 3927 Northside Dr, Macon, GA 31210. - Within 1 mile east of 3927 Northside Dr, Macon, GA 31210. - 6 miles south of 3927 Northside Dr, Macon, GA 31210 - 5 miles west of 3927 Northside Dr, Macon, GA 31210. Offerors must provide evidence that properties are outside the 100-year flood plain. VA staff will conduct a market survey on suitable properties being offered for lease. The lease term requirement is for ten (10) years with five (5) years firm and the space must be available for occupancy by September 1, 2016. The VA seeks a full-service lease (all utility, services, maintenance costs included in rent). On-site parking for a minimum of 140 vehicles is required, 14 of which are to be handicapped accessible in accordance with the VA's Barrier Free Design Guide (PG-18-13) In addition to on-site, secure, illuminated parking. Expressions of interest must be submitted in writing and should include: building name, address and age; net usable square footage available; location of the space within the building; date of space availability to commence tenant improvements; CAD "as built" floor plans identifying the space offered; parking ratios; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The VA will pay no more than the appraised fair market rental value for space. Usable square footage does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code).
