The Department of Veterans Affairs (VA) seeks to lease up to 10,000 BOMA usable square feet of space to be used for its personnel, equipment and furnishing in the City of Loma Linda and or Redlands, California. Space must be contiguous, on one floor, and yield a minimum of 7,000 BOMA usable. Lease term up to 10 years firm. Estimated occupancy date is October 1, 2009 or upon substantial completion of tenant improvements. Space must be within the following delineated area: South - 10 Interstate Freeway; East - S. Waterman Ave.; North - Barton Road.; West - Orange St. In addition to the rental consideration; the Government will also factors in tenant improvements and other related costs. Building offered for consideration must NOT be in the 100 years flood plane and MUST be of sound and substantial construction. Building offered must meet all current Federal, GSA, State, and local codes and regulations, including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA office rentable and usable); date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor); CAD "as built" floor plans identifying the space offered; parking ratios; proximity to public transportation; and information on building ownership.
Note: The Government will pay no more than the appraised fair market rental value for the space. Usable square feet do not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code).
