The Federal Government has a requirement to lease office space consisting of approximately 3,795 BOMA rentable square feet. Rentable space must yield a minimum of 2,510 BOMA usable square feet to a maximum of 3,300 BOMA usable square feet for use by the tenant for personnel, furnishings, and equipment. Existing buildings or build-to-suit locations will be considered. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws, and/or ordinances on the local, county, state, and federal levels as they may apply. The initial tenant will be the U.S. Court of Appeals. The space shall be ready for occupancy no later than June 30, 2004. The government is seeking a lease term of 10 years firm. Space offered must be located within 4 blocks of the J.C. Oââ¬â¢Mahoney U.S. Courthouse in Cheyenne, Wyoming. A written statement of interest should be submitted by January 7, 2004 to:
