LEASE SPACE TO THE UNITED STATES GOVERNMENT The United States Government seeks approximately 12,000 usable square feet of office and related space for a federal agency within the city limits of Roanoke, Virginia. The Government requires that the property have a 100’ setback from streets or property lines exclusive of easements. The property can not be located near residential housing, schools, or day-care facilities. In addition to the desired square footage the Government also requires 22 inside secure parking spaces (garage) to be included in the lease and an anti-climb fence around the property. The office space must be located on the second floor or above. The lessor will be required to provide all build out, services, and utilities. This solicitation is preferably for a build-to-suit project, but the Government will entertain existing buildings if we can be the sole tenant. The lease project is for duration of ten years.
