The Department of Veterans Affairs is issuing a Sources Sought to lease approximately 14,014 contiguous net usable square feet in Zephyrhills, Florida for use as an outpatient clinic for the James A. Haley VA Medical Center. New and existing buildings will be considered. However, if not a new building, the space offered shall be in a building that has undergone, or will undergo by occupancy, a complete modernization or adaptive reuse of the space with modern conveniences. The space must be available for occupancy by December 1, 2020, and must be located outside the 100-year floodplain. Parking will be per local code of six (6) spaces per 1000 SF of building space, or 84 on-site parking spaces with 3% handicap accessible. A lease for up to 20 years, 15 years firm will be considered. Space within or fronting on the following boundaries will be considered: North to Clinton Avenue South to W. County Line Road East to Highway 471 West to Highway 579 To be included in initial considerations, interested offerors shall address ALL of the following when responding to this advertisement/announcement. 1. Proposed Property address. Map showing property within the delineated area. 2. Name, phone number and email address of Property Owner. Note, if responding and you are not the property owner, i.e. broker, provide written statement from property owner (on owner letterhead) authorizing you to represent the owner. 3. Documentation evidencing that proposed property is outside the 100-year flood plain. 4. Documentation delineating offerors ability to meet all the Government s requirements identified in this advertisement/announcement (see first paragraph). 5. Amount of space offered. Note, the minimum acceptable is 14,000 NUSF and the maximum acceptable is 14,100 NUSF. 6. Cost: i.e., $/NUSF. Identify base rent cost figure and operating cost figure, together these figures equal the total NUSF cost. 7. Number of parking spaces. 8. Date space is available. 9. Other pertinent information.
