The United States Government is expressing interest in locating warehouse space near Jeffersonville, Indiana as indicated below for the US Bureau of the Census.
The boundaries are defined as follows:
North: Route 31 to Highway 3 to Patrol Road, to the Ohio River
East: the Ohio River to Portage Road,
South: the Ohio River to Interstate 65,
West: Interstate 65 to Highway 31
The purpose of this advertisement is to seek information from property owners willing to provide approximately 40,000 rentable square feet of light industrial/warehouse space using a Common Area Factor of 1.00. Rentable space must yield approximately 40,000 square feet of occupiable space, with a concrete floor and foundation suitable for warehousing pallets of paper forms. The space must be contiguous, must provide a minimum clear ceiling height of 14 feet, and should possess a fire suppression system meeting all applicable local, state, and federal codes. The space must have 208V, three phase electrical service with the capacity to provide heating and lighting of the space, and electrical systems which can accommodate perimeter security lighting and door alarms. There will be no presence of hazardous materials (lead, asbestos). If present, hazardous materials must be fully managed and encapsulated and in safe condition per OSHA requirements.
A loading dock and parking area able to accommodate two (2) full-sized tractor-trailer trucks must be available for exclusive Government usage. Five (5) Surface parking spaces for automobiles must be provided. A lease is required for a term of eighteen(18) months, thirteen (13) months firm.
Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building ownership.
