The United States Government seeks to lease approximately 7,189 rentable square feet of office space, yielding 6,252 - 6,596 usable square feet. Space must be contiguous on one floor. The location must be accessible to major highway arteries. In addition, the space shall be located in surroundings conducive to a professional business area.
The Delineated Area is:
NORTH: Stark/Summit County Line
SOUTH: State Route 30
EAST: Ravenna Ave NE
WEST: State Route 21 (south of Lake Ave) and East of State Route 236 (north of Lake Ave) Halsted Street
All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Twelve (12) on-site, reserved parking spaces are required, with the ability to provide an additional two (2) parking spaces over the lease term. The space offered must meet the Government requirements for Fire Safety and Handicapped Accessibility. Public transportation and parking must be within 3 blocks of the building.
The lease term will be 15 years, 10 years firm, with the Government having cancellation privileges after 10 years. Occupancy required by June 1, 2011.
The General Services Administration will not be using tenant brokers to represent the Government in this lease negotiations or transactions. Brokers or agents may represent the prospective landlord but any properties or proposals submitted by brokers/agents must be accompanied by written evidence they are authorized to represent the building's ownership.
