Village of Montgomery Community Development Department Public Notice for February 3, 2022 Meeting of the Planning and Zoning Commission Variation Requests – Montgomery Business Center – Proposed Lots 8 & 9 Public Notice is hereby given that a Public Hearing will be held at 7:00 p.m. on February 3, 2022 before the Planning and Zoning Commission in the Board Room of the Village Hall, 200 N. River Street, Montgomery, Illinois 60538 to consider several variation requests. Specifically, variations are being requested from the following sections of the Montgomery Unified Development Ordinance: Section 8.20.B.5 (Principal Entrance Location), Section 11.04.C.1.a (Illumination Standards) and Section 10.04.A.3 (Parking Design Standards).The variations requested are to allow two new industrial buildings with principal entrances not located on the front or corner side façade, to allow illumination levels to exceed the maximum of 1.0 f.c. along the interior side property line between Lots 8 & 9 and the north property line of Lots 8 & 9, and to allow semi-truck trailer parking spaces smaller than the required 12 ft. by 60 ft. minimum. The subject property requesting the variations is the approximately 19 acres located at the northeast corner of Aucutt Road and Commerce Drive with an associated PIN of 15-32-100-016. Additional information related to this request may be viewed in the Clerk's Office between 8:00 a.m. and 4:30 p.m. Monday through Friday. Village Hall will be open for people to attend in person, subject to social distancing rules. The meeting will be streamed live on the Village's Zoom Channel.
