SUMMARY REQUIREMENT The General Services Administration (GSA) desires to lease approximately 4,140 rentable square feet of office and related space, yielding a minimum of 3,600 ANSI/BOMA Office area (formerly usable) square feet to house personnel, furnishings, and equipment. The space shall house the Indian Health Service medical clinic and offices. The Government is interested in leasing an existing building, a build to suit, or would consider leasing space within a modular or prefabricated building. Site must be able to accommodate up to 25 parking spaces for employees and visitors. Offorers must be willing to abide by all applicable Green Lease requirements stated in the Solicitation for Offers. BUILDING REQUIREMENT: The facility must be professional in appearance, well maintained, of modern design and of sound and substantial construction. The requested space must be fully serviced and in a building capable of being altered to meet the Government’s needs and security requirements as well as the Government’s requirements for fire and life safety and handicap accessibility. LOCATION / DELINEATED AREA; The building offered must be located within the Carnegie, OK city limits. LEASE TERM: Lease term is for twenty (20) years, ten (10) years firm. OCCUPANCY DATE: Space must be ready for occupancy no later than August 22, 2009. Expressions of interest should include the following: 1. Building name and address or for unimproved sites, provide specific location. 2. One-eighth scale drawing of space offered or for unimproved sites, provide site. 3. Confirm BOMA method of measurement, usable yield for available space by floor and building common area factor. 4. Name, address and telephone number of individual to be contacted. OWNERS AND AUTHORIZED AGENTS: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership.
