SUMMARY REQUIREMENT
The General Services Administration (GSA) desires to lease approximately 12,315 rentable square feet of office and related space, yielding a minimum of 9,585 to a maximum of 10,709 ANSI/BOMA Office area (formerly usable) square feet to house personnel, furnishings, and equipment. The space shall house the Bureau of Indian Affairs office and Fire Management Program. Of the square footage stated above, a minimum of 7,425 must be readily available to lease, a build to suit will not be considered. A total of 2,160 usf shall house the Fire Management Program. This building shall be a stand alone building and shall be located on-site. A build to suit will be considered to fulfill this requirement. The Fire Management Program building shall be ready for occupancy no later than twelve (12) months from occupancy of leased office space. In addition, a minimum of fifty (50) parking spaces shall be made available for the exclusive use of BIA and their visitors.
BUILDING REQUIREMENT:
The facility must be professional in appearance, well maintained, of modern design and of sound and substantial construction. The requested space must be fully serviced and in a building capable of being altered to meet the Governmentâs needs and security requirements as well as the Governmentâs requirements for fire and life safety and handicap accessibility.
LOCATION / DELINEATED AREA;
The building offered must be located within the Seminole, OK city limits.
LEASE TERM:
Lease term is for ten (10) years, five (5) years firm.
OCCUPANCY DATE:
Space must be ready for occupancy no later than October 11, 2008.
Expressions of interest should include the following:
1. Building name and address.
2. One-eighth scale drawing of space offered.
3. Confirm BOMA method of measurement, usable yield for available space by
floor and building common area factor.
4. Name, address and telephone number of individual to be contacted.
OWNERS AND AUTHORIZED AGENTS:
Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the buildingâs ownership.
AUTHORIZED CONTACTS:
In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of GSA.
