Ledcor Construction Limited is pleased to invite your company to submit a budget for your specific scope of work on this project. . The project comprises of a 181,100 sf, the property is currently zoned 1-2 and the zoning allows the proposed development. The development will feature two light industrial buildings, with a shared underground parking. Each building has four above grade levels of wholesale space and accessory office space. There will be 25 separate light industrial strata units. Each Unit will have a mezzanine level and a fully fit out washroom. The site is located at 1126 SE Marine Drive, Vancouver, BC. ** PLEASE NOTE there will NOT be a site visit to view the interior of the existing building which will be getting demolished, and which requires the demolition & abatement trades to provide a budget for. All trades are welcome to do their own exterior (drive-by) site visit, just be aware that you will not be allowed to inspect the interiors at this time. The project files contain the as-built drawings for the existing building, and the hazardous material abatement reports are provided as well. As this is NOT to be construed as a firm bid price at this time, it is only a preliminary budget, once the final documents are completed there will be a formal call to competitive tender for all trade scopes at that time. ** Please note that drawings are available for viewing and downloading from BuildingConnected. Drawings are also available for viewing at our main office (Suite 500, 1055 West Hastings Street, Vancouver, BC V6E 2E9) during normal business hours. As part of Ledcor’s risk mitigation program, the successful bidder may be required to pre-qualify for participation in Ledcor’s subcontractor default insurance program (a.k.a. “Subguard”). 2. Your bid will be irrevocable for 60 days. It is a lump sum bid, and it is your responsibility to include in your bid all requirements to complete the scope of work within the Coordination & Construction Schedule Requirements as listed in the front of the project specification. Ledcor will not pay any subcontractor claims for overtime or other extra costs to meet the project schedule, unless and except to the extent that such costs are reimbursed to Ledcor by the project owner. 3. The lowest or any bid will not necessarily be accepted. Ledcor reserves the right to accept any bid submitted in response to this Invitation to Bid, and to reject or accept (in Ledcor’s sole and absolute discretion) any bid that does not conform to the requirements of this Invitation to Bid. Ledcor reserves the right to negotiate with any bidder or with more than one bidder. If you submit a bid in response to this Invitation to Bid, you will have no claim for any compensation or damages whatsoever if Ledcor does not accept your bid or enter into a subcontract with you for any reason. 4. It is your responsibility to review all bid documents and to undertake a careful examination and inspection of the project site. Ledcor will not pay any subcontractor claims for costs that could have been avoided or anticipated if the subcontractor had carried out such careful examination or inspection before submitting its bid. 5. If you are the successful bidder, you will be required to enter into Ledcor’s standard form subcontract, a copy of which is available upon request. If you wish to propose amendments to Ledcor’s standard form subcontract, you must identify those amendments when you submit your bid so that Ledcor can account for same, in its sole and absolute discretion, when comparing your bid to others. Proposed amendments may affect the competitiveness of your bid. 6. The successful bidder must agree to abide by Ledcor’s applicable policies and procedures, copies of which are available upon request. 7. Your bid must account for all reasonably foreseeable costs and risks associated with the COVID-19 pandemic, including without limitation: enhanced workplace safety measures (including health pre-screening and additional safety training, PPE and sanitizing requirements), supply chain interruptions (domestic and international), orders made by public health officers or other governmental authorities, reduced availability of labour, materials and equipment, and the impact of the foregoing on construction cost and productivity.
