PECO REHABILITATION OF THE TRADING POST AT PECOS HISTORICAL PARK

The NPS is planning to issue the solicitation for this project as a competitive procurement.

The Government anticipates conducting a competitive acquisition for this requirement. The amount of interest or lack thereof will determine the possibility of a competitive set-aside or full and open competition (the size of a small business firm includes all parents, subsidiaries, affiliates, etc.-see 13 CFR 121.108.) Scope:
Introduction
The purpose of this project is to rehabilitate the historic Trading Post, also known as Kozlowskiÿs Trading Post, to provide for adaptive reuse of the existing building for visitor contact, interpretation, and offices for park staff. The Trading Post consists of approximately 5,098 gross square feet (building footprint) and approximately 3,818 square feet of net usable area. About 70 percent of the building will be rehabilitated for visitor use, consisting of a visitor contact area, interpretation and/or display areas and public restrooms. The remaining 30 percent will be rehabilitated for office space for park staff. The existing space must accommodate all equipment, such as HVAC, electrical, etc. No additions to the existing building are proposed. The exterior of the building and site will provide setting and features consistent with the significance of the property and the parkÿs interpretive goals for enhancing the overall visitor experience of the Trading Post.
This building is an example of a typical Northern New Mexico vernacular adobe building. It is a low (one story), sprawling, U-shaped building, which began as a 600 square foot, one-room structure and grew through a series of additions to approximately 5,000 square feet. The building is listed on the NPS List of Classified Structures (LCS), and has been ÿDetermined Eligibleÿ for inclusion on the National Register of Historic Places, with a national significance.

The project is located within Pecos National Historical Park in San Miguel County, New Mexico, approximately 30 miles east of Santa Fe via automobile.
Scope of Construction
Work of this project includes correction and mitigation of site deficiencies, and complete stabilization, repair, rehabilitation, modification and/or replacement of the structure, fabric, and features of the building, including the roof, roof drainage system and roof structure; exterior portals; adobe and stone walls; foundations; doors, windows, trim, and other exposed wood features; floor systems, including framing and finishes; interior finishes; mechanical, plumbing and electrical systems; and fire suppression system. In addition, the building will be treated to eliminate or control pests such as termites, beetles, and rodents. The building will be brought into compliance with health and life safety, building code and other regulatory requirements, as appropriate. The estimated price range for the work described herein is between $1,000,000 and $5,000,000.
The Trading Post is an historic building of national significance. Therefore, the work will emphasize compliance with the Secretary of the Interior's Standards for the Treatment of Historic Properties. Firms with a demonstrated ability to complete projects of similar size and scope in compliance with the Standards are encouraged to respond.
