•· Offered space must be contiguous on a single floor; •· Space preferred to be on second floor or above; •· Space must allow efficient use, including: configuration (space shall be no more than twice as long as it is wide); and size, number and placement of columns (columns must be at least 20 ft from any interior wall and from each other, and be no more than 2 ft square. •· Janitorial services to be provided between the hours of 7:00am and 4:00pm. •· Lessor to provide TI Allowance per Request for Lease Proposal. •· Interested Respondents should include Building Owners, or if a Broker, please include the Exclusivity Agreement/ Representation Letter/ or Listing Contract granting the exclusive right to represent the building by the Building Owner, in your expression of interest. •· The proposed facility shall not be located in the immediate vicinity of any facilities identified by the Interagency Security Committee (ISC) as "hazardous materials transportation/storage facilities." Examples of hazardous locations include facilities with potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. It is preferred that the proposed facility not be located near a low risk facility. Examples of "low risk facilities" include day care centers, schools, hospitals, religious centers, and social service centers. •· The proposed facility shall not be located near Public Defenders, Immigration and Customs Enforcement, Probation Offices or other businesses or facilities deemed unacceptable by the Tenant's Physical Security Unit (PSU) for security purposes. This requirement may be waived by PSU if no other facility is deemed acceptable. •· Facilities that provide underground parking shall have access controlled parking restricted to building tenants only. Facilities with open/general public parking below the building proposed for the Tenant office shall not be considered. |
Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
