U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY
1,590 RENTABLE SQUARE FEET OF OFFICE SPACE IN
Leeward, Central Oahu, Hawaii
REQUIREMENT:
The United States Government is seeking to lease office and related space consisting of approximately 1,590 rentable square feet for the use by the US Army Proving Ground within the following delineated area:
Northern boundary- Mililani
Eastern boundary- Kapolei
Southern boundary- Farrington Hwy
Western boundary- Waipahu
Regularly scheduled public transportation and/or employee parking within 3 blocks sufficient to cover commuting and visitor needs should be available.
Space should be located with a variety of inexpensive moderately priced fast food and/or eat-in restaurants within one mile, and other amenities such as retail shops, cleaners, banks, etc. should be available within one mile.
The space must yield a minimum of 1,500 ANSI/BOMA (âUseableâ) square feet to a maximum of 1,590 ANSI/BOMA square feet of contiguous space, consisting of 720 sq ft of office space, 400 sq feet of storage space, 100 sq ft breakroom, 270 sq ft conference room, and 100 sq ft. server room.. The anticipated term is 2 years as a fully serviced lease. The estimated occupancy date is immediately. The Government requires the proposed space to be on the second floor or higher, as well as with 3 structured parking and 2 surface reserved parking spaces at no cost, or at reasonable commercial rates.
The building must be located in a professional surrounding and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. The Government requires sufficient parking for privately owned vehicles and visitor parking. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA-PBS, State, and local codes and regulations including but not limited to fire and life safety, free of asbestos, accessibility (Architectural Barriers Act Accessibility Standard (ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant), OSHA, seismic protection, and not located in a flood plain.
Build to suit buildings must meet a minimum 50 foot setback. The property should not have any easements or right of way encumbering the property that break up the buildable area; portions subject to an easement or right of way will not be counted in the buildable area.

Expressions of interest must be submitted in writing and should include the following information at minimum:

Location of space in the building and date it will be available
Drawing of space offered
Rentable Square Feet (RSF) offered
Common Area Factor used to determine the RSF

AUTHORIZED CONTACTS:
In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA).
