General Services Administration (GSA) seeks to lease the following space:
THE U.S. GOVERNMENT CURRENTLY OCCUPIES 10882 RSF (10,170 USF) OFFICE SPACE AT 415 Cheyene Drive, Jackson,TN AND INTENDS TO NEGOTIATE A SUCCEEDING LEASE UNLESS AN ALTERNATE LOCATION OF EQUAL SIZE AND QUALITY IS PROPOSED WHICH REPRESENTS AN ECONOMIC ADVANTAGE TO THE GOVERNMENT. ALTERNATE LOCATIONS MUST INLCLUDE ALL REPLICATIONS COSTS, ASSOCIATED WITH THE PHYSICAL RELOCATION AS WELL AS THE COST TO MOVE DATA AND TELECOMMUNICATION LINES AND OTHER INFORMATION TECHNOLOGY INFRASTRUCTURE. Only existing buildings will be considered. Space must be located in Jackson, TN. The delineated area boundaries are:( North) Ashport Rd. to Humble Rd. To Ashport Rd. (South) Forrest Avenue (East) Old Medina Rd. to Campbell St. (West) Holywood Drive to Hwy 412 to County Club Ln. to Pleasant Plains Ext. To pleasant Plants Rd.LEASE TERM: FOR A TERM OF TEN (10) YEARS, FIVE(5) FIRM, AND BEGINNING ON OR ABOUT June 1, 2013.
Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. All space must be contiguous within any offered building.
On-site parking must meet/or exceed local code.
Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security requirements. A fully serviced lease is required. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be ten (10) years, five (5) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain. Offered space must meet Government requirements for seismic and sustainability standards per the terms of the Lease.
To submit a location for inspection, please forward information by 5:00 PM EDT, January 1, 2013. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, a site plan or floor plan for the offered building and the Project Number - 1TN2018. SUBMISSIONS RECEIVED AFTER 5:00 pm EST, January 1,2013 WILL NOT BE CONSIDERED.
In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA).
