NOTICE OF DEFAULT AND ELECTION TO SELL UNDER DEED OF TRUST TS#AK2300288568 This NOTICE OF DEFAULT AND ELECTION TO SELL is given by First American Title Insurance Company, as Successor Trustee under that certain Deed of Trust executed by CARL A ZARUBA A MARRIED PERSON, AND JOANNE M ZARUBA as Trustor(s), to ALASKA ESCROW AND TITLE INSURANCE AGENCY INC, Trustee, in favor of ALPHA DIVERSIFIED LLC, as Beneficiary, dated 12/01/2016, and recorded 12/02/2016 as Instrument No. 2016-005955-0 in the JUNEAU Recording District, State of Alaska. The beneficial interest was assigned to DOUGLAS J TRUCANO and recorded 06/24/2021 as Instrument No. 2021-003911-0. The record owner of the property is purported to be CARL A ZARUBA A MARRIED PERSON AND JOANNE M ZARUBA. Said Deed of Trust encumbers real property situated in said Recording District, described as follows: Legal Description: LOT 4, BLOCK "C" NORTHWEST ADDITION TO MENDENHAVEN, UNIT ONE ACCORDING TO PLAT 638, JUNEAU RECORDING DISTRICT, FIRST JUDICIAL DISCTRICT, STATE OF ALASKA Commonly known as: 8212 POPLAR AVENUE, JUNEAU, AK 99801 A breach of, and default in, the obligation for which said Deed of Trust is security has occurred in that the payment has not been made of THE UNPAID PRINCIPAL BALANCE OF 25,689.98 PLUS ACCRUED INTEREST AT 10.00% WHICH BECAME ALL DUE AND PAYABLE ON 4/1/2022, PLUS SUBSEQUENT DELINQUENCIES; ANY ADVANCES MADE BY THE BENEFICIARY PLUS INTEREST THEREON FROM THE DATES MADE; ATTORNEYS' FEES PLUS INTEREST, PLUS SUBSEQUENT ATTORNEYS' FEES WHICH MAY BECOME DUE AND PAYABLE; NOTHING IN THIS NOTICE OF DEFAULT SHOULD BE CONSTRUED AS A WAIVER OF ANY FEES OWING TO THE BENEFICIARY UNDER THE TERMS OF THE SUBJECT LOAN DOCUMENTS.
