U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 3,400 RENTABLE SQUARE FEET OF OFFICE SPACE IN THE LEEWARD AREA OF OAHU. REQUIREMENT: The United States Government is seeking to lease office, and related space consisting of approximately 3,400 rentable square feet for the use by the US Probations Office in Honolulu, Hawaii, within the following delineated area: Northern boundary- Kalaeloa Boulevard Eastern boundary- Fort Barrette Road Southern boundary- Interstate Highway H-1 Western boundary- Kapolei Parkway Regularly scheduled public transportation and/or employee parking within one block sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive moderately priced fast food and/or eat-in restaurants within one mile, and other amenities such as retail shops, cleaners, banks, etc. should be available within one mile. The space must yield a minimum of 3,266 ANSI/BOMA (“Useable”) square feet to a maximum of 3,400 ANSI/BOMA square feet of contiguous space. The anticipated term is 10 years, 5 years firm as a fully serviced lease. The estimated occupancy date is December 1, 2009. The Government also requires 3 reserved parking spaces of which 3 will need to be outside secured spaces at no cost, or at reasonable commercial rates. The building must be located in a professional surrounding and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. The Government requires sufficient parking for privately owned vehicles and visitor parking. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA-PBS, State, and local codes and regulations including but not limited to fire and life safety, free of asbestos, accessibility (Architectural Barriers Act Accessibility Standard (ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant), OSHA, seismic protection, and not located in a flood plain. The property should not have any easements or right of way encumbering the property that break up the buildable area; portions subject to an easement or right of way will not be counted in the buildable area.
