U.S. GOVERNMENT WANTS TO LEASE SPACE IN

REQUIREMENT:
General Services Administration (GSA) is interested in leasing office space consisting of approximately 1,700 rentable square feet of existing space. Rentable space must yield approximately 1,475 ANSI/BOMA office area square feet of office and related space. Two (2) on-site, secure parking spaces are also required.
LEASE TERM: 15 years; 10 years firm term.
UNIQUE REQUIREMENTS:
Office space must be contiguous and must have the potential for efficient layout. The building must be located in a commercial office district with attractive, professional surroundings and a prevalence of contemporary design and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA/PBS, State, and local codes and regulations including but not limited to fire and life safety, accessibility, OSHA, and seismic protection. The space must be fully serviced, including all utilities, parking, janitorial, landscaping and snow/ice removal services.

Offered properties must be located within Wichita, Kansas within the following delineated area:
North - Highway 96
West - N. Woodlawn St.
South - E. Central Ave.
East - Highway 96
EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING:
•1) Building name and address.
•2) One-eighth inch scale drawing of space offered.
3) Square footage offered.
4) Method of measurement used to determine rentable square feet.
5) Name, address, and telephone number of individual to be contacted
6) Evidence of authority to represent the owner.

In no event shall the offer enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
