La Jara Roof Replacement Project

Scope of Contract:
Work for this project requires the contractor to be responsible for supplying all labor, materials, equipment, utilities, miscellaneous items, freight and delivery and all necessary valid licenses to provide the replacement of approximately 2000 square feet of metal panel roofing on the La Jara Ranger Dwelling Building. Contractor shall verify square footage before work is started. Work under this contract shall include:

1.    Demolish and remove the existing roofing, underlayment, gutters, downspouts and flashing. 
2.    Replace any deteriorated roof decking with similar new material.
3.    Install 36¿ wide self-adhered rubber membrane on entire roof deck. Install prior to roofing felt.
4.    Install 2 layers of 15# felt over entire roof area.
5.    Install metal roofing panels and fasteners.  
6.    Install ridge vent along entirety of ridges.
7.    Install new drip edges, edge flashings and sewer vent boots.
8.    Install new pre-finished seamless gutters where previous gutters are located.
9.    Install new downspouts at locations of existing. Install 45 degree elbows at all splash blocks.
10.    Install new flashing around roof penetrations and chimneys and reset existing mechanical devices.

Location of Project:
This project is located at the La Jara Ranger Dwelling Site located 1.5 miles from La Jara in Conejos County.  The address is 18351 US HWY 285, La Jara, CO 81140.

The elevation of the site is approximately 7,600 feet above mean sea level.  Summers are generally warm and winters are generally frigid.  Rainfall is distributed mostly during the wet season during July - September of the year.
