DESCRIPTION:
The General Services Administration (GSA), is interested in leasing approximately 7,670 rentable square feet of contiguous office and related space yielding a minimum of 6,500 ANSI/BOMA office area square feet (previously usable) and one (1) reserved parking space for official Government use In addition, a total of 20 public parking spaces should be commercially available on-site or within a ¼ walkable mile of the space offered. Satisfactory public transportation (bus and/or light rail) and moderately priced eating establishments must be available within a walkable half mile of the space offered. Offered space must not be storefront ground floor retail style but should be typical office building space with access from interior common area lobby and/or corridor. Space located on the second floor or above is preferred. The EEOC may not be co-located on the same floor with other local, state or federal law enforcement agencies.

LOCATION: Offered properties shall be located within the following delineated area of Las Vegas, Nevada: Stewart Avenue from Main Street to Maryland Parkway (Northern Boundary); Main Street from Stewart Avenue, continuing southerly until Main Street merges with S. Las Vegas Boulevard, and continuing along Las Vegas Boulevard to Flamingo Road (Western Boundary); Flamingo Road from Las Vegas Boulevard to Paradise Road (Southern Boundary); Paradise Road from Flamingo Road to Sahara Avenue, continuing easterly along Sahara Avenue to Maryland Parkway and northerly along Maryland Parkway to Stewart Avenue (Eastern Boundary).
LEASE TERM: The lease will be for ten (10) years, five (5) years firm.
REQUIRED:
Any offered buildings must be of sound and substantial construction, of a type generally recognized as modern, office space. The space shall be altered to meet the Governmentâs requirements, shall have a fully serviced rent structure, shall be fully accessible in accordance with ABAAS (previously ADA) standards, and shall conform to applicable Life Safety Performance Level of RP 6 (seismic standards). Property located within a base floodplain (100 year floodplain) or wetland will not be considered. Offered space must be contiguous.

Expressions of interest should be submitted to the following person and address in writing, via e-mail or via fax, and should provide the building name, address, and the offered square footage. Response should also include a building flyer, site plan, accessibility to public transit (identifying existing transit stops, route number and schedule) and a list of moderately priced eateries within the distances as described above. Brokers who respond on behalf of a building shall also provide written evidence of their authority to represent.
Responses shall be received not later than 4:00 p.m. Thursday, January 28, 2010.
