X - U.S. Government seeks Expressions of Interest for a lease requirement of approximately 1,652 rentable square feet (yielding at least 1,436 BOMA office area square feet) of in Bangor, Maine.  THE SPACE MUST BE ABOVE GROUND FLOOR.



DESCRIPTION:

U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 1,652 RSF (YIELDING AT LEAST 1,436 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE AND 0 PARKING SPACES WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. THE SPACE MUST BE ABOVE GROUND FLOOR.

 

The space must meet requirements for fire-safety and handicapped access in accordance with ABAAS guidelines. Space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use or in an office, research, technology, or business park that is modern in design with a campus‑like atmosphere.

 

The Government will consider relocation from the current leased location if economic and other factors determine an alternative space to be advantageous to the Government. Consideration factors include all tenant improvement costs, moving costs, telecommunications relocation costs, and agency special requirements.

 

Space shall be ready for occupancy no later than November 1, 2012.

 

LEASE TERM:

Ten (10) years, seven (7) years firm.

 

DELINEATED AREA:

 

The office must be located in the Central Business Area (CBA) of Bangor, Maine

 

EXPRESSIONS OF INTEREST SHOULD BE SUBMITTED IN WRITING NO LATER THAN August 26, 2011 AND SHOULD INCLUDE THE FOLLOWING INFORMATION:

 

•1)     Building name and address, and location of space in the building.

•2)     Legal description

•3)     Drawing of space offered.

•4)     Rentable square feet available and expected rental rate per rentable
 square foot, fully serviced

•5)     ANSI/BOMA Office area square feet (OSAF) to be offered and expected
 rental rate per OASF, fully serviced.  Indicate whether or not the quoted
 rental rate includes an amount for tenant improvements and state the
 amount, if any including the amortization rate.

•6)     Percentage of Common Area Factor used to Determine the Rentable Square Feet

•7)     Number of parking spaces available on or near the premises and the approximate cost.

•8)     Name, address, telephone number, and email address of individual to be contacted.

•9)     List of building services provided

 

Submission by other than the owner, manager or exclusive agent of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space.  In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.


AUTHORIZED CONTACTS:
