The United States Government seeks to lease office and related support space consisting of approximately 4,627 rentable square feet in Las Vegas, Nevada. The space should yield a minimum of 3,506 ANSI/BOMA usable square feet to a maximum of 4,207 ANSI/BOMA usable square feet plus one (1) reserved on-site parking space for official Government use. In addition, a minimum of ten (10) public parking spaces should be commercially available on-site or within a one-quarter (1/4) walkable mile of the space offered.
LOCATION: The proposed space must be located within the following delineated area:
North:
E. Tropicana Avenue between Highway 515 and S. Maryland Parkway
East / South / West:
From the intersection of Highway 515 and E. Tropicana Avenue, proceed south under the path of Highway 515 to E. Russell Road, proceed west on E. Russell Road to S. Sandhill Road, continue south on S. Sandhill Road to E. Sunset Road, proceed west on E. Sunset Road to S. Pecos Road, continue south on S. Pecos Road to E. Warm Springs Road, proceed west on E. Warm Springs Road to S. Eastern Avenue, continue north on S. Eastern Avenue to E. Russell Road, proceed west on E. Russell Road to S. Maryland Parkway, continue north on S. Maryland Parkway to E. Tropicana Avenue.
TERM: The term of the proposed lease is ten (10) years, five (5) years firm. Occupancy is required on or before 6/30/2012.
REQUIRED:
Offered space must be contiguous and on a single floor. Fully serviced leases are sought. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet the Government requirements for Fire, Life-safety, Seismic and Handicapped Accessibility. Property located within a base floodplain (100 year floodplain) or wetland will not be considered. Any offered buildings must be of sound and substantial construction, well-maintained, and of modern design and/or tastefully rehabilitated to modern office space. The space shall be altered to meet the Government's requirements. Satisfactory public transportation (bus and/or light rail) and moderately priced eating establishments must be available within a walkable one-half (1/2) mile of the space offered. Offered space should not be storefront or retail style ground floor, but should be typical office space with access from interior common area lobby and/or corridor. Space located on the second floor or above is preferred.

Expressions of interest must be sumitted no later than 4:00 p.m. (PST) Thursday January 6, 2011.
Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code.
The Government will pay no more than the appraised fair market rental value for the building.
