The U.S. Army Corps of Engineers, Omaha District is conducting market research to identify sources (Small Businesses and Other-than-Small Businesses) that have the knowledge, skills, equipment/resources (or the ability to obtain), and capability to perform the work concerning the potential project described below. Responses are requested only from: POTENTIAL PRIME CONSTRUCTION CONTRACTORS WITH COMPANY BONDING CAPABILITY (SINGLE JOB) OF AT LEAST $45M. The responses to this sources sought announcement will be used by the Government to make appropriate acquisition decisions for this project.

Project Description:
Consolidate Cadet Prep School Dormitory, USAF Academy, Colorado (Design-Build)
Design and construct a new 126-room and 252-person four-story cadet dormitory that includes administration support, training manager's areas, laundries, storage, mechanical, communication and utility connections. This project will be the first facility in a new Prep School Campus, and will set the architectural tone for the follow-on facilities. The facility shall be designed on the 7’ grid and in accordance with the Installation Facilities Standards of the United States Air Force Academy. The Installation Facilities Standards serves as a context for the new building and provides examples of the architectural style found on the base. The facility shall be harmonious with the architectural context of the Preparatory School and the Cadet Area National Historic Landmark. The building shall be designed in the international style of modernism as practiced in the United States at the middle of the 20th century for commercial buildings. The retaining walls, sidewalks and the plaza will be concrete. The plaza concrete shall be scored to mimic the terrazzo in the cadet area. Project will include all utilities, fire suppression system, site improvements, pavements, communications infrastructure and all necessary supporting work for a complete and usable facility. This project will demolish three dormitories, each approximately 15,000 SF.

All interested, capable, qualified (under NAICS code 236220[EAECUC(1] - Commercial and Institutional Building Construction) and responsive contractors are encouraged to reply to this market survey request. Interested PRIME CONTRACTORS ONLY should submit a narrative demonstrating their experience in construction projects of similar nature as described above. Narratives shall be no longer than 10 pages. In accordance with DFARS 236.204, the magnitude of this project is expected to range between $25,000,000 to $100,000,000.
