Project takes multiple greenfield sites and develops them into 14 new single family home lots and 5 new townhome lots at 19 locations on the South side of Muncie, Indiana. Site development includes site utilities, excavation, asphalt, concrete driveways, curbs, walks, and porches, landscaping, chain link and wood fencing, and misc. site amenities including a gazebo, picnic tables, grill, playground, and fenced dog walking area at lot 2. Townhome lots include asphalt parking areas or lots. Units are one or 2 story units. All units include 2-4 bedrooms and 2 bathrooms. Typical building construction is slab on grade with wood wall, second floor, and roof framing and batt insulation. Second floors get gypcrete topping on floor decking. Interior work includes carpet, LVT, wood base and door casing, painted drywall walls and ceilings, caulking, cabinets and countertops and windowsills, and hollow core 2 panel interior doors. New appliances (washer and dryer hook ups only), window blinds, and toilet accessories are also included. Exterior finishes include vinyl siding and windows, insulated fiberglass exterior doors, asphalt shingle roofing, gutters, and downspouts and miscellaneous handrails. Units are all-electric. MEP includes heat pump split systems, electric water heaters, bathroom exhaust fans, new individual electric and water services per unit. Lighting is per plans. There are ADA and hearing-impaired units included. ADA Units have roll-in shower units. All bids must be on fully completed bid form. 8% XBE subcontractor participation is required. Closing is scheduled for November. Work should start in November, in the winter, due to variance delays. Winter conditions and cost will be by Owner Allowance.
