It is the responsibility of the Contractor to ensure that they build into their bid/proposal price, the necessary hours that it will take to meet the performance standards specified. The Contractor will be required to maintain a quality control program to ensure that the requirements of this contract are met.
The Contractor shall provide the management, administrative, supervision, labor, sub-contractors, materials, supplies and equipment (except as otherwise provided), and shall plan, schedule, coordinate, and assure effective completion of Preventive Maintenance services, repair of building operating equipment and systems as described in this contract. The Contractor shall be responsible for needed engineering services and reimbursable building alterations of building equipment including, but not limited to: All elevators on the premises, custodial and trash/debris removal services and all miscellaneous work associated with complete building facility management at the building. The Contractor will determine how much labor is needed to perform the tasks, what methods will be used to complete the job and which supplies, materials and equipment are needed.
