Replace header and supporting structure at existing garage opening of approximately 12-foot-wide by 10 foot.  Increase opening to 12-foot width by 12-foot height. Repair and replace exterior siding match to existing. Repair and replace interior including conduit and electrical (not sub panel or main panel).

• Contractors is responsible for all materials, supplies and labor to conduct the work
• Contractor must submit construction drawings to contracting officer for approval
• All proposed work must follow California building codes for construction and prescriptive guidelines for hold-downs, load transfer and portal garage frames.
• Replace garage door with one new overhead automatic door
• Paint all new repair work to match existing color and finish.
