3. Scope of Work 1. Request For Design/Build Access Controls System Responding firms shall provide a detailed lump sum PDF that includes the costs for all required documentation, permits, inspections, delivery/shipping, and misc. fees; all labor (including preconstruction meetings, coordination, inspections, installation, oversight, administrative, travel, etc.), trip charges; materials; included allowances/alternates for specified items; subcontractors costs/fees; time and materials rates for changes in scope/unforeseen items. List suggested alternate scope costs/allowances separately, Prevailing wage rates apply. Non-Mandatory Building Inspections Responding firms will have the choice to request a private tour of the proposed work locations and perform visual inspection of the areas involved. Please coordinate a one-hour time slot via OpenGov Procurement, within the Questions/Answers section. 2. Future State Base Scope of Work 1. The Contractor shall design, provide, and install a complete and fully operational building entry/ intercom system for the project. 2. The Building Entry/ Intercom System shall be self-contained on premise and not require cloud functionality for management. 3. The Building Entry / Intercom system shall have the following functionality: a. The System is intended to provide for two-way communication between the Main Entry and the Building Manager’s Desk b. The main entry door station is to have TTY capabilities as required by ADA. Access Control System 1. The Contractor shall design, provide, and install a complete and fully operational key fob reader-based access control system for the project, including 54 tenant units and 6 general building doors. 2. The Access Control System shall be self-contained on premise and not require cloud functionality for management. 3. All Access Control hardware shall be wired and not require batteries. 4. The system shall interconnect with the Front Entry/ Intercom System to allow the Building Manager’s Desk to remotely unlock the front doors. 5. The Contractor shall coordinate with the Elevator Contractor to install fob readers in the elevator cabs and allow for this functionality. 6. All tenant access control doors are to “fail safe” such that they unlock in the case of a power failure, including building entries. 7. System should supply real-time status report of all doors, as well as centralized historical reporting. 8. Existing hotel style mortise lock sets will need to be replaced with durable master keyed lock sets. 3. Schedule Commence work January 17 with an approximate one month construction schedule.
