Addendum #3 Question: In section 3.2 coordination with a 3rd party cost estimator is noted. In section 3.4 Item B-4 alludes to a cost estimator being part of the design team. Can you clarify if there is an expectation for the design team to provide cost estimating services? This somewhat depends on how you intend to structure the project delivery (hard-bid vs CMGC) which I didn't see mentioned in the RFP. If you intend to go with a CMGC there really isn't any need for us to provide a cost estimator because the GC can reconcile with the 3rd party and come up with a "reconciled" number. If you want to put this out as a hard bid and want a second opinion on cost to reconcile with the 3rd party then we will certainly include one. My response follows: Thank you for your question. With both project delivery methods, we will require the Architect to have an independent cost estimator. If CM|GC is chosen as the delivery method, we would utilize the architect's estimator and CM|GC to both conduct estimates and then reconcile the two estimates triangulating on what we believe to be the project cost. So I guess the short answer is that regardless of the delivery method we will require two cost estimates in these challenging construction markets to determine the estimated project cost.
