Florida International University (FIU) Housing Facilities is soliciting bids from qualified vendors for exterior power washing (gentle, low-pressure soft washing) of all residential building exteriors. Vendors are to perform soft power washing of all building exteriors, including: facades stucco, brick, siding, pavers, entryways, building balconies, railings, overhangs, soffits, and downspouts ,bridges. exterior stairwells, exterior-facing doors and window frames (no interior window cleaning). Power washing only: Use low-pressure, soft wash methods to prevent damage to paint, sealants, or finishes. No high-pressure equipment on painted or coated surfaces. Buildings Included: Tamiami Hall, Everglades Hall, University Apartments, University Towers, Lakeview North, Lakeview South, Parkview East, Parkview West, Panther Hall and surrounding areas. Proposal Requirements Breakdown of labor hours and personnel to complete the job in the allotted timeframe. Outline of equipment and washing methods. On-site supervisor required throughout the duration of work. Proposed safety plan, including pedestrian control and surface protection. Any proposed use of lifts or scaffolding. Statement confirming use of soft washing for building surfaces. Qualifications Experience: Minimum of 5 years of experience in commercial exterior power washing. References: Provide 3 recent references from similar projects. Licenses and Insurance: Valid business license and insurance (liability, workers’ comp). Background Checks: Level 2 background checks required for all personnel on-site. Uniforms: All personnel must wear company-branded T-shirts while on-site.
