San Diego Unified School District (District) is requesting highly qualified Development Teams (Development Team) to respond to this Request for Proposals (RFP) for a team to design, construct, operate and maintain an affordable workforce housing development and construct permanent improvements for District Use for up to five (5) District properties that are further described in this RFP. These properties include: 1. Eugene Brucker Education Center, located at 4100 Normal Street, San Diego, CA 92103 2. Revere Center, located 6735 Gifford Way, San Diego, CA 92111 3. Fremont/Ballard Center, located at 2375 Congress Street, San Diego, CA 92110 4. Instructional Media Center, located at 2441 Cardinal Lane, San Diego, CA 92123 5. Commercial Street, located at 2101 Commercial Street, San Diego, CA 92113 District will structure the relationship with selected Development Team(s) using a Joint Occupancy Agreement as allowed under California Education Code section 17515 et seq. District is offering use of the land it owns and in exchange the Development Team will be responsible for design, construction, operation and maintenance and all costs for their development; and construction of permanent facilities for District Use (Project). District supports a community benefits strategy, which advances social justice and provides benefit specific amenities to the community. Community outreach, input and environmental concerns are considered essential components for the Project.
